DeKalb County, GA Low Flow Plumbing Fixture Ordinance Inspection

Initial Inspection $100/Re-Inspection $75.00

Who needs this service? Any house built before January 1, 1993 and sold will have to have low-flow toilets that consume 1.6 gallons of water or less per flush in order to have public water to be turned on in the new owner’s name. Low-flow toilets became mandatory in new construction around 1993, so homes that were built after January 1, 1993 are not affected by this new ordinance.  A Certificate of Compliance must be signed by a licensed plumber, home inspector, or DeKalb County inspector in order to have the water connected after the purchase of the home. Our home inspectors have copies of this certificate and can sign it at the time of the inspection if the house complies with the regulations of the Ordinance.

If the property does not comply, our inspector will not be able to sign the Certificate of Compliance. Once the plumbing fixtures are replaced, we must do a re-inspection.  We cannot sign the Certificate of Compliance by the receipts alone for liability purposes. We can generally complete the re-inspection within 24 to 48 hours.

To learn more about this ordinance and find out if your property is exempt, contact DeKalb County's Department of Watershed Management at (770) 621-7200 or visit https://www.dekalbcountyga.gov/watershed-management/watershed-management

Radon Testing

(48-Hour Test, instant results!)- $250

With full Home Inspection just add $200

“Radon is a radioactive gas. It comes from the natural decay of uranium that is found in nearly all soils and rocks. It typically moves up through the ground to the air above and into your home through cracks and other holes in the foundation. Your home traps radon inside, where it can build up. Any home may have a radon problem. This means new and old homes, well- sealed and drafty homes, and homes with or without basements.”EPA – “A Citizen’s Guide to Radon”

The process continues as Radon decays and produce other radioactive elements which, when attached to dust particles and inhaled, may lodge in the lungs.Radioactive decay elements then emit alpha particles in energy bursts that may affect the cells in the lung, this may lead to Lung Cancer.

Testing is the only way to know if Radon is in your house since it is invisible and odorless. The risk of cancer is real. Over 20,000 people die each year from cancer caused by exposure to Radon.

Termite Inspection

Termites are a very real concern in Georgia, as much of the state sits on top of one of the most active subterranean termite ‘belts’ in North America. We are also home to the drywood termite, making it almost inevitable for most homeowners to have a run-in with these invasive and highly destructive pests. Our inspectors can assess both homes and businesses for any signs of an infestation, and can help to determine if treatment is required.
